Stratton Industrial/Commercial Real Estate Services, Inc provides a complete suite of property management services:
1) Monthly Invoicing of Rent & all other monetary sums; Prompt 3-Day Notices for Late Payments or other monetary sums due, and rapid eviction of tenants with breached leases.
2) Enforcement of other non-monetary lease provisions.
3) Complete accounting of all income and expenses regarding the property via Quickbooks with detailed profit & loss statements. Each property is setup as a separate company in Quickbooks. Upon completion of the year or upon request at any other time, all Property Owners are provided with a CD of the complete set of data files from Quickbooks to give to your tax accountant for year end tax preparation.
4) Monthly Site Inspections to prevent the occurence of deferred maintenance.
5) Oversight of HVAC service contracts, security companies, roof warranties, and all other building vendor and maintenance issues on a daily basis.
6) Maintain good communications and relations with existing Tenants. Ensure that problems are resolved before vacancies occur.
7) Monthly owner updates regarding the status of the property.
8) The above stated comprehensive list of property management services are provided to property owners at the cost of five(5%) percent of the total gross amount of rent and other monetary sums collected for property owner from tenants.
